Saratoga Springs Real Estate Market Update: Fall 2026
What buyers and sellers should know heading into the final quarter of the year
If you've been watching the Saratoga Springs housing market this year, you've probably noticed the mood has changed. The frenzy of recent years has settled into something steadier. Here's where things stand as we move into fall.
Prices are still rising, but more slowly
Zillow's home value index puts the typical Saratoga Springs home at about $618,681, up 2.4% over the past year. That's healthy appreciation, just nowhere near the double-digit jumps of the pandemic years. Listing prices tell a similar story: Movoto reports that the median list price in Saratoga Springs came in around $799K in August 2026, a 5% decrease from August 2025. Sellers are pricing more carefully than they were a couple of years ago, and buyers are responding.
Homes are taking a bit longer to sell
Days on market are the clearest sign of the market's temperature. Movoto's August data shows that homes spent about 55 days on the market, compared with 50 days a year earlier. Zillow, which measures time to pending rather than time to close, shows a much faster pace, with homes going pending in around 15 days. The two measure different things, but the takeaway is the same: well-prepared homes still move quickly, while others sit.
Sales volume has held up. Movoto counted 338 homes sold in August 2026, up from 324 the previous year.
Location and condition matter more than ever
Not every property is experiencing the market the same way. As noted in a June market update, well-priced, move-in-ready homes near downtown Broadway, Congress Park, and the East Side are still moving quickly and attracting multiple offers, while homes needing updates or priced aggressively are sitting longer. That split defines the market right now. A home in the right location, in good condition, and priced correctly from day one can still generate real competition. An overpriced listing will collect price reductions.
Interest rates are the wild card
Mortgage rates have been the biggest driver of buyer behavior this year. Local agents reported that after the Fed's December rate cut, mortgage rates dropped from the high 6%–7% range into the 5% range, and buyers who had been waiting re-entered the market. Later in the spring, rising rates cooled some of that momentum. Buyers in Saratoga County are very sensitive to monthly payments, so even small rate movements change what people can afford.
What this means for buyers
- You have a little more room to negotiate than in recent years, especially on homes that have been listed for several weeks.
- Get pre-approved early. Good homes in desirable areas still draw multiple offers.
- Watch rate changes closely. A small drop can meaningfully change your budget, so talk to a lender about your options.
- Don't assume a discount. Prices are holding, and the best homes rarely linger.
What this means for sellers
- Price it right from the start. The first two weeks on the market are your strongest window.
- Presentation pays off. Staging, repairs, and professional photography help separate your home from the pack.
- Be realistic about comps. Last year's neighbor sale is a starting point, not a guarantee.
- Fall is still a good time to sell. Serious buyers are out looking, and there's typically less competing inventory than in spring.
The bottom line
Saratoga Springs remains one of the most desirable markets in the Capital Region, with its downtown, the track, Congress Park, and its schools continuing to draw buyers year-round. The market is more balanced than it has been in years, which rewards preparation, good pricing, and strong local guidance on both sides of the transaction.
